A: Not always! On Lake Marion, Santee Cooper (the state-owned utility) owns the lakebed and manages the shoreline management zone up to a certain elevation line (usually the 76.8-foot contour line). Depending on the property, you may own the land fully, or you may have a marginal lease with Santee Cooper for the land right next to the water. I help my clients verify the exact boundary lines for every property.

A: No, dock construction and shoreline modifications require a permit from Santee Cooper. They have strict guidelines regarding dock length, boat lifts, and environmental protection.
